Case Study: Overland Sheepskin —
Chagrin Falls, OH

The Challenge

Downtown Chagrin Falls is a great place to open a store—and a challenging one to build in. Storefronts sit directly adjacent to one another, there’s no loading dock access, and the close-knit community requires contractors to work with care and consideration for neighboring businesses. When Overland Sheepskin needed their new 1,000-square-foot space built out, the scope of work was manageable, but the logistics required a plan. Demolition also uncovered utility lines from neighboring tenants running through the space that had to be relocated before construction could move forward.

The Solution

The client came to Ten Six Construction to help them complete their retail build-out and renovation. The previous tenant was a women’s boutique, so the first order of business was removing the changing rooms and stripping faux brick paneling off the walls. What was underneath needed significant repair—rather than hanging all new drywall, we applied a skim coat of drywall mud and floated the walls to a smooth, clean finish. We refinished the floors and sourced Overland’s brand-specified light fixtures, tracking down the exact aluminum-finish fittings their corporate standards required. Overland came to the project with an architect and a precise vision for how their store should look and function—our job was to execute that plan exactly as designed, down to every layout detail and finish specification. All material deliveries were scheduled for early mornings to minimize disruption to surrounding businesses and keep the project on track.

The finished space is a polished, brand-consistent retail environment that feels right at home in one of Northeast Ohio’s most charming downtowns, built to Overland Sheepskin’s exact specifications. This beautiful, high-end store now welcomes customers into a space that reflects the quality and craftsmanship of the brand it represents, and adds a touch of luxury to historic downtown Chagrin Falls.
